Bellaire covers about 3.6 square miles, and the city calls itself nearly built out. New houses here go up where an older house came down. Garage slabs on one block can be seventy years apart in age. An old slab and a fresh rebuild slab each need their own prep plan.

Two slab ages show up here. About one in five Bellaire homes dates to 1969 or earlier, and many are mid-century ranch houses. Their garage slabs have had seventy years of Gulf Coast clay moving under them. We grind those floors flat, fill the cracks and open the control joints first.
The rest of the city is much newer. Census figures put about 62 percent of Bellaire homes at 1990 or later. A rebuild slab is clean and flat, but it is also young. Fresh concrete holds water, so we test the moisture before we coat it.
A moisture test tells us which primer the floor needs. Where the reading is high we put down a moisture vapor barrier primer first. Vapor pushing up through the slab is the top reason coatings fail in Houston. A customer wrote in a Google review that a vapor barrier was recommended before his garage floor went down.
Bellaire lots are small. The city plan says most homes sit on a third of an acre or less. Census permit records show close to fifty new single family homes a year here, all detached. Builders answer the small lot with depth, so the garage often runs two or three cars back.
Most Bellaire garages get a full flake finish over an epoxy base. The flake hides patched cracks and old repairs, and it adds grip when a wet car pulls in. Solid color and metallic are the other two choices. We bring samples so you can pick the blend in daylight.
In parts of Bellaire the city plan notes garages sit to the side or the rear of the house. A side-set garage takes less direct west sun than a front-facing one. A door that faces the afternoon sun still needs a UV stable topcoat. Polyurethane or polyaspartic over the epoxy base keeps a clear coat from going yellow.
Bellaire zones only a small share of its land for business. The city plan puts retail, office and service uses along Bissonnet Street and South Rice Avenue. The City Center area is Bellaire's small downtown. North Bellaire, near Westpark and the West Loop, holds a former office and research campus of about 30 acres.
Those blocks hold medical offices, a surgical hospital, county health offices, restaurants and shops. Each floor takes carts, cleaning chemicals or steady foot traffic. Commercial systems run 2 to 3 millimeters thick, and we add safety striping and walkway lines where they belong. We schedule around business hours so the doors stay open.
Restaurant and bar kitchens downtown are their own kind of job. Those floors get a quartz broadcast system with cove base at the walls and drains. Bellaire sits about 8 miles from our Memorial office. A crew can be on site early and finish before the evening rush.
Bellaire drains to Brays Bayou. The Harris County Flood Control District puts that watershed at about 127 square miles, and Bellaire sits inside it. The city says every part of the community can flood, including property outside the mapped flood hazard area. After Tropical Storm Allison in 2001, the city adopted a floodplain hazard mitigation report in 2004.
A slab that has taken water before behaves differently. It can hold moisture for a long time, and it often carries stains and old sealer. We grind it open, test it and pick the primer from the reading. That is the same order we follow on a new build.
Inside the house, metallic epoxy floors are a common ask in a rebuild. Owners put them in foyers, living areas, media rooms and kitchens, and no two floors come out alike.
