Spring is not a city. It is an unincorporated stretch of north Harris County, and the 77386 side crosses into Montgomery County. Garage floors here come in two ages, and each one needs its own prep. A Champion Forest slab from the late 1970s and a new Harmony slab are different jobs.
Epoxy One is based in the Memorial area of west Houston, about 22 miles from Spring. We have installed floor coatings in Houston since 2008, more than 3.5 million square feet. Census housing data splits Spring in two. In 77373, close to three in ten homes were built in the 1970s. In 77389, almost half went up between 2010 and 2019. The garage work follows that split.
Older Klein and Champion Forest garages carry history on the slab. Champion Forest broke ground in 1976, and plenty of those floors have been painted since. Oil spots, control joint cracks and a lifting paint film all turn up in prep. We grind the old film off, open the concrete and repair the cracks.
Flake covers what grinding cannot. A full broadcast flake floor hides patches and old stains, and it adds texture underfoot. It is the finish we install most in garages. The color blends are on our flake epoxy floors page.
Moisture under the slab is the usual reason. Houston homes sit on slab on grade over clay soil, and vapor moves up through the concrete. A coating with no vapor barrier under it gets pushed back off. Every estimate starts with a moisture test on your floor.
Spring has the water history to match. The National Weather Service logged more than 31 inches of rain just west of Spring during Harvey in 2017. Spring Creek set a record crest that week. Cypress Creek runs across the middle of the area, past Timber Lane and Cypresswood. Harris County Flood Control lists detention basin work in that watershed, including a basin at Champions.
Heat does the rest. A garage door facing the afternoon sun heats the slab behind it all summer. Plain epoxy can yellow under that light, so we finish with a UV stable topcoat. Polyaspartic floor coatings hold their color and cure fast in high humidity.
The business side of Spring sits where I-45, the Hardy Toll Road and the Grand Parkway meet. Springwoods Village and CityPlace fill that corner with office campuses, hotels and restaurants. ExxonMobil and Hewlett Packard Enterprise both run their headquarters there, in 77389.
The older commercial strip runs along FM 2920 and the I-45 feeder. Old Town Spring keeps its shops and restaurants in small historic buildings. Auto shops, tire stores and dealership service bays sit out along the freeway. Those floors take oil, hot tires and forklifts, so we build them 2 to 3 millimeters thick.
Hangars count too. David Wayne Hooks Memorial Airport sits off Stuebner Airline Road with a Spring address. Its aprons are lined with private hangars. North Spring keeps building. The Census counts hundreds of homes finished in 77386 and 77389 since 2020, and CityPlace has plans for thousands more. Harmony, Woodson's Reserve and Benders Landing all sit on that side, near the Grand Parkway.
A new slab is not ready the day it is poured. Concrete needs to cure before a coating goes on, usually about a month. We test for moisture, grind the surface, then coat. On builder jobs the crews work around the other trades and leave the site clean.
Spring is about 22 miles from our Memorial office, up Beltway 8 and I-45. Most two-car and three-car garages are a two-day job, and we work weekdays. Inside the house, metallic epoxy floors go into foyers, media rooms and home gyms. A metallic floor runs about three days, since the pattern is worked by hand.
