Most garages in Fulshear are new. In the last full Census housing count, the median home here was built in 2015. Close to nine in ten went up in 2010 or later. A fresh slab takes a coating well, but only after about 28 days of cure and a moisture test.

Fulshear builds fast. Census estimates have ranked it the second-fastest-growing city in the country, and the population passed 64,000 in 2025. That is up from about 17,000 in 2020. New slabs go in here every week.
Concrete needs about 28 days to cure before a coating goes on. That is the standard the coating industry works to, and Fulshear is no different. Even at 28 days, a young slab can push moisture vapor up through the concrete. That vapor is the number one reason coatings fail in the Houston area.
So we test. Every job starts with a moisture test on the slab. When the reading calls for it, we prime with a moisture vapor barrier before the base coat. Then we grind the concrete, repair cracks and control joints, and lay the epoxy base.
Fulshear has older concrete too. Weston Lakes went in as a gated golf community back in the 1980s, on 1,600 acres west of town. The Census still counts more than two hundred homes in Fulshear built before 1940. Most of those sit near old downtown at FM 359 and FM 1093.
Those slabs have had decades on Gulf Coast clay. Clay soil swells when it rains and shrinks when it dries. Slabs move with it, and hairline cracks open up. We grind the surface flat, cut and fill the cracks, and repair the joints first.
An old sealer or a peeling coating comes off in the grind. Older garages also hold oil stains and hot tire marks. Prep pulls that out so the new coating bonds to clean, open pores. A properly prepped old slab takes a coating as well as a new one.
Most Fulshear garages get an epoxy base coat with a clear topcoat over it. Epoxy bonds to concrete better than anything else we use. We coat patios, porches, workshops and home gyms the same way. The work is backed by a written warranty; ask us for the terms.
The most common finish here is full flake. Vinyl chips broadcast into the wet base hide slab flaws and add grip underfoot. Colors run from gray and tan to black, blue and multicolor blends. The clear topcoat over them resists hot tire pickup and wipes clean.
Houston summers push slab and garage temperatures well above 90 degrees. Garage doors face the sun, and a plain epoxy topcoat will yellow under it. A polyaspartic topcoat is UV stable and holds its color. Most garages are a two-day job.
The commercial side of Fulshear is being built right now. Texas Heritage Parkway runs 6.4 miles as a four-lane boulevard with roundabouts instead of signals. The Westpark Tollway extension now reaches this side of Fort Bend County. Retail centers, offices, restaurants and a hotel are going up along FM 1093.
New commercial concrete runs on the same cure clock as a house slab. It also takes harder use from forklifts, pallet jacks, delivery carts and grease. We install commercial systems at 2 to 3 millimeters. Safety line striping and marked walkways go in where the floor plan needs them.
Kitchens and food prep areas get a different build. Quartz broadcast systems are slip resistant and easy to sanitize, coved at the walls and sealed at the drains. Shops and warehouses out toward FM 1463 and I-10 usually take solid color or flake.
