Nine levee improvement districts cover most of Sugar Land, which sits low between the Brazos River and Oyster Creek. Most of the city is 70 to 90 feet above sea level. Fort Bend County runs its own subsidence district, created in 1989, because the ground here settles. Slabs on ground like that move, and they push water vapor up through the concrete.
That vapor is the top reason floor coatings fail in this part of Texas. So every Sugar Land estimate includes a moisture test on the slab. If the reading calls for it, we prime with a moisture vapor barrier before the epoxy base goes on. That primer is what keeps the coating locked to the concrete.
Older slabs get a second look before anything else. Diamond grinding opens the concrete so the epoxy can bond into it. It also takes off old floor paint, sealer and roll-on kits. Cracks and control joints are filled and set flat first.
The age of a Sugar Land garage tracks the ZIP code. In 77478 the median home dates to a 1988 build. In 77479 it is 1998, and in 77498 it is 1997. Census figures show about 58 percent of Sugar Land housing went up between 1980 and 1999.
A coating on a garage that age starts with what is already down there. Old floor paint, a peeling roll-on kit or a sealer all have to come off. We grind the slab, repair cracks and joints, then run the moisture test. The epoxy base goes on after that, then the flake or pigment, then the clear topcoat.
