Conroe grew up around an 1881 sawmill and is now the county seat of Montgomery County. Between 2015 and 2016 its population rose 7.8 percent, the fastest rate of any large city in the country. Inside the city limits the median build year is 2004, while ZIP 77301 runs older at 1995. So a Conroe garage floor might be a few years old or past 30, and the prep changes with it.

Each Conroe ZIP has its own median build year in Census survey data for 2019 to 2023. The older group is 77301 at 1995, 77302 at 1998, 77306 at 1999 and 77303 at 2001. Newer still are 77304 and 77385 at 2006, and 77384 at 2012. The largest, 77304, holds 18,462 housing units, and 10,585 of them are single-family houses.
Concrete from the 1990s has been through about 30 Texas summers on ground that moves. Slabs that age often have cracks, and some carry old paint that has started to peel. Our crews diamond grind those floors back to clean concrete. Each crack and control joint is filled, then ground flush with the slab.
Slabs in the 2006 and 2012 ZIPs are younger and usually need less repair. A new slab may still wear the builder's curing compound, and the grind takes that film off. About 200 Houston-area custom home builders hire us for their garage floors, often with other trades still on site.
Grand Central Park covers 2,046 acres at I-45 and South Loop 336, just north of The Woodlands. Artavia is bigger, about 2,800 acres off SH 242 between I-45 and US 59. Harper's Preserve centers on a 160-acre forested preservation area, and Graystone Hills is a smaller community of 331 acres.
North of the city, The Woodlands Hills covers about 2,000 acres in Conroe and Willis. Barton Creek Ranch adds 200 acres in the Barton Woods area. A garage in a community this new usually starts as bare builder concrete.
Full flake is the garage finish we put down most. Vinyl chips are broadcast into the epoxy base, then sealed under a clear topcoat. Flake epoxy floors come in dozens of color blends, and the texture adds slip resistance.
The Handbook of Texas describes Montgomery County soils as loamy on top with deep, clayey subsoils. Clay swells when it gets wet and shrinks as it dries, and a slab riding on it can crack. That is why crack and joint repair is part of our prep.
Conroe has a humid subtropical climate. In August 2017, Hurricane Harvey dropped nearly 32 inches of rain on the city. Concrete that sat under floodwater can keep releasing moisture for a long time after it looks dry. When a coating lets go in this part of Texas, moisture coming up from below is the usual cause.
Each slab is tested for moisture before any coating goes down. When the test reads high, a vapor barrier primer goes on first. For the topcoat we often use polyaspartic floor coatings, which cure in high humidity and do not yellow in sun.
I-45 links Conroe with Houston to the south, and Loop 336 circles the city. SH 105 runs through it, east toward Cleveland and west toward Montgomery. Warehouses and service bays along these roads need floors that take forklift and tire traffic. Commercial work makes up the larger share of the more than 3.5 million square feet we have coated across Houston.
