Missouri City has two kinds of garage slab. In 77459, Sienna and Riverstone are still filling in, and Census figures put the median home at 2003. In 77489 the median is 1985, and Quail Valley dates to the late 1960s. New concrete and fifty-year-old concrete need different prep.

Sienna covers 10,800 acres south of Highway 6, and builders are still selling there. Homesites run from 40 feet wide up to 100 feet, and the widest ones go to custom home builders. Riverstone is down to its last section, and Parks Edge sits beside the city's Community Park. Wide lots mean three-car garages, which take more product and more prep time.
About 200 custom home builders in the Houston area have us coat their garages. Our crews coordinate around the drywall, paint and trim schedules in a new house. A fresh slab has to dry out before a coating goes on it.
We run a moisture test on every job. A moisture vapor barrier primer goes down when the reading calls for it. Full flake is the most common finish on these garages, because the chips hide small slab flaws. Dozens of blends exist, and flake epoxy floors covers the color choices.
Fondren Park went in near US 90A in the early 1960s, on the Harris County side of the city. Quail Valley followed in the late 1960s along Cartwright Road. Lakes of Brightwater added nearly 800 homes starting in the mid-1980s. Slabs that old have usually cracked, and many carry old garage paint or a worn sealer.
Old paint or a worn sealer gets ground off before anything new goes down. Fort Bend County sits on expansive clay soil. Wet spells swell that clay and dry spells shrink it, so slabs lift and settle over the years. Cracks and joints are cut out, filled and ground flat during prep.
The Brazos River runs along the west and south edges of Missouri City. Oyster Creek cuts south through the middle. Sienna sits behind a levee district that added 49 flood gates after Harvey. Damp ground pushes vapor up through concrete, and that is the main reason coatings fail in Houston.
Missouri City carries real industrial square footage. Gateway South Industrial Park on McLain Boulevard holds Class A tiltwall distribution buildings. More warehouse space has been filed off US 90A and near Texas Parkway at Buffalo Run.
Highway 6 is the retail spine. Fort Bend Town Center anchors it at the Fort Bend Parkway, and the strip runs south past Vicksburg Boulevard. Restaurants, tire stores, auto repair shops and medical offices sit along it. Each of those floors asks something different of a coating.
Commercial epoxy flooring is typically built 2 to 3 millimeters thick. Safety striping and walkways go in where the plan calls for them. A logo can be set into the floor. Kitchens, wash bays and other wet areas get a quartz or textured slip resistant system.
Our office is in the Memorial area, about 15 miles north of Missouri City. Crews run Beltway 8 south and come in on Highway 6 or the Fort Bend Parkway. That puts a truck on your driveway early in the day.
Most garages are a two-day job. Day one is grinding, crack and joint repair, and the base coat. Day two is the flake or the pigment, then the clear topcoat. The floor cures before you park on it.
When two days will not work, an all polyaspartic build can go down in one. Polyaspartic floor coatings also hold their color under a sunlit garage door, which matters on a west-facing garage in July. A metallic floor runs about three days because of the extra coats and cure time.
