The city of Magnolia sits where FM 1488 crosses FM 1774 and covers about 5 square miles. About 3,230 people live inside those limits, but the two Magnolia ZIP codes, 77354 and 77355, hold about 72,000. More than nine in ten homes in those ZIP codes sit outside the city. On acreage, a detached shop or a barndominium slab can be coated along with the garage.

Census figures put the median year built at 2007 for homes in ZIP 77354 and 2003 in ZIP 77355. Inside the city limits it is 2002. About three in four homes across the two ZIP codes are detached single-family houses, roughly 20,700 in all.
Audubon is a master-planned community of about 3,000 acres, and NorthGrove keeps more than 200 acres of green space. Mostyn Manor covers 301 acres. Inside the limits, the city's 2023 development update lists Magnolia Ridge, Mustang Ridge, Deer Crossing, Dogwood Patches and Timberhollow.
Half the homes in 77354 were built in 2007 or later, so many slabs there are under 20 years old. Older slabs get diamond grinding plus crack and joint repair before the first coat. A new slab can still be drying out, which is what the moisture test checks. Flake epoxy floors are our most common garage finish, and the chips hide small slab flaws.
That same update calls Magnolia a rural community with large lot options for ag and property. High Meadow Ranch offers lots from 1 to 10 acres, and the community is horse-friendly. If your lot holds a detached garage or a metal shop building, that slab can take a coating too.
A shop floor on Magnolia acreage takes dropped tools and spilled fuel. A polyurea floor coating over an epoxy base suits that kind of use. Polyurea stays flexible and resists chemicals. If you wash equipment inside, an aluminum oxide additive in the topcoat gives grip on the wet floor.
When a barndominium puts the living space and the shop under one roof, each side can get its own finish. The living side can take metallic epoxy or a solid color, with flake or polyurea on the shop side. Plan on about three days for metallic: one day of prep, then two days of coats and curing.
Montgomery County's tree cover is typical of the Piney Woods, with thick stands of pine. The Texas State Historical Association puts the county's average relative humidity at 73 percent. Rainfall averages about 47 inches a year, and wet ground under a slab sends moisture vapor up through the concrete.
Across the Houston area, that vapor causes more coating failures than anything else. So a Magnolia garage gets a moisture test on the bare slab first. If the reading runs high, a moisture vapor barrier primer goes under the base coat. Polyaspartic also cures in high humidity, which helps on a muggy day.
Summer sun is the other factor, with surface temperatures well above 90 degrees. An open garage door lets UV reach the floor, and epoxy alone can yellow in that light. That is why we recommend a UV stable polyaspartic topcoat over the epoxy base. On wooded lots, pine needles and grit ride in on tires, and a sealed floor sweeps clean.
On the east side of Magnolia, three developments sit at FM 1488 and Spur 149. The city counts more than 200 acres of commercial land there. Magnolia Place is a 165-acre tract with a grocery store, restaurants, pad sites and apartments. Heritage Green's first phase covers 36 commercial acres, and Magnolia Village takes up 60 acres.
Retail and restaurant floors along FM 1488 take cart traffic and daily mopping. We install commercial epoxy flooring in retail spaces, offices, showrooms and auto shop bays, usually 2 to 3 millimeters thick. Restaurant kitchens get commercial kitchen floors, a quartz broadcast system coved up the walls and sealed around drains. Apartment common areas can take an anti-slip texture.
