Katy garages come in two ages. In 77493 and 77494 most homes went up after 2010, so the slabs are still young and need cure time. Over in 77450, around Nottingham Country, Memorial Parkway and Kelliwood, many slabs date to the 1970s and 1980s. Those older floors usually need crack and joint repair plus a moisture check before any coating goes down.

Katy sits at the corner of Harris, Fort Bend and Waller counties. The four Katy ZIP codes hold close to 400,000 people between them. Census counts put about 132,000 housing units in 77449, 77450, 77493 and 77494. Roughly 107,000 of those are single-family detached houses, which is a lot of garage slabs.
Age is the thing that changes the job. The Census median build year is 2013 in 77493 and 2011 in 77494, so those garages are newer construction. In 77450 the median is 1995, and about 10,000 homes there went up before 1990. The 77449 side sits in the middle with a median of 2004.
A newer slab is usually flat and clean, so the work is mostly grinding and a moisture test. Older Katy slabs move. They sit on the heavy clay soil of the Katy Prairie, and that clay swells and shrinks with the weather. The slab cracks and lifts at the joints, and we repair those spots before the base coat goes down.
Most Katy homes sit inside a master-planned community. Cane Island covers about 1,100 acres of old prairie just west of the Grand Parkway and north of I-10. Elyson runs off FM 529 at the Grand Parkway, and Sunterra sits in the same 77493 area. South of I-10 you get Firethorne at about 1,400 acres, plus Cinco Ranch, Grand Lakes, Seven Meadows and Silver Ranch.
New builds there often come with a three-car garage, and plenty of owners add a home gym or a workshop. Full flake is the finish we install most. Vinyl chips get broadcast over an epoxy base, then locked in under a clear topcoat. The chips hide slab flaws and add grip, and the color blends are on the flake epoxy floors page.
We also coat garages in brand-new custom homes for Houston-area builders, about 200 of them. On a new build our crews plan around the drywall and paint trades and leave the site clean. When an owner wants the garage to match the house, metallic epoxy floors give a marbled, one-of-a-kind finish.
Houston summers push a garage slab well past 90 degrees, and Katy garage doors take direct sun for hours. A plain epoxy topcoat can yellow under that light. We put a UV-stable topcoat over the epoxy base instead, either polyurethane or polyaspartic floor coatings. Polyaspartic also cures fast in high humidity, which is most of the year here.
Moisture coming up through the slab is the number one reason coatings fail in this area. Concrete over Gulf Coast clay draws water from the ground and pushes vapor up into the coating. That is why every job starts with a moisture test. When the test calls for it, we prime with a moisture vapor barrier before the base coat.
Katy's east side backs up to Barker Reservoir, which holds back Buffalo Bayou. During Harvey in 2017, water pooled behind the dam and reached homes in Cinco Ranch and Kelliwood. Public reporting counts about 14,000 homes inside the Addicks and Barker flood pools. If your garage has taken water, tell us, and we will look at the slab closely.
Katy's business base runs along I-10, the Grand Parkway and Highway 90. Katy Mills alone is 1.3 million square feet with more than 175 stores. LaCenterra at Cinco Ranch adds 34 acres of retail and office space on the Grand Parkway. Commercial epoxy flooring goes into buildings like these, plus the warehouses and plants off Highway 90.
The Katy Boardwalk District covers roughly 80 acres off Kingsland Boulevard, just south of I-10. Around it the area holds distribution centers, manufacturing plants, energy engineering offices and hospitals. Auto dealerships line the Katy Freeway, and their service bays take oil, hot tires and heavy traffic. Commercial floors here usually run 2 to 3 millimeters thick.
