Cypress garage floors fall into two groups. New homes in Bridgeland, Marvida and Dunham Pointe sit on slabs poured in the last few years. Older streets in Coles Crossing, Stone Gate and Fairfield sit on slabs from the 1990s and early 2000s. A coating works on both, but the prep day is not the same.

Cypress is not a city. It is an unincorporated community in northwest Harris County, spread across ZIP codes 77429 and 77433. The ground here is old coastal prairie, close to flat, with slopes under one percent in most spots. USDA soil records for this prairie describe a clay rich subsoil and moderately slow drainage.
Those same records note a seasonal water table that rises after heavy rain. Cypress Creek and Little Cypress Creek drain 267 square miles of Harris County. The county flood control district says a major flood hits somewhere in Harris County about every two years. Under a garage slab, that moisture has one way out, and it is up through the concrete.
Every Cypress estimate includes a moisture test on the slab. If the reading comes back high, we prime with a moisture vapor barrier before the epoxy goes down. That primer is the difference between a floor that holds and one that lifts in a year. One Google reviewer wrote that a vapor barrier was recommended for his garage before the coating went down.
In ZIP 77433 the median home was built in 2011, and more than half were built in 2010 or later. ZIP 77429 is older, with a median of 2003 and roughly four in ten homes built before 2000. Those are Census figures, and they match what we see on the ground. One epoxy garage floor in Cypress is a fresh pour, and the next has twenty years of wear.
Bridgeland covers 11,500 acres in northwest Harris County, with direct access to the Grand Parkway. It is planned for about 20,000 homes across four villages. Several of the region's larger production and custom builders sell there. New slabs need to cure and dry before any coating goes down, and the moisture test tells us when.
Older Cypress garages bring their own list. Hairline cracks and control joints get filled first. Old paint or a peeling kit from a big box store gets ground off to clean concrete. We also coat garages in new custom homes for about 200 builder accounts around Houston.
Most Cypress garage doors take direct sun for part of the day. Houston summers push slab and garage temperatures well past 90 degrees. A plain epoxy topcoat yellows under that light over time.
So we build the floor in layers. An epoxy base coat goes down first because it bonds to concrete best. Then a UV stable topcoat goes over it, usually polyaspartic or polyurethane. That topcoat also handles hot tire pickup, which is what lifts cheap garage paint in a Houston summer.
Between the base and the topcoat we broadcast color. Full flake is the most common pick in Cypress garages, and flake epoxy floors hide small slab flaws well. Solid color and metallic are the other two options. Most garages are a two day job, and we tell you when you can park on it again.
Cypress business space has grown with the roads. Grand Parkway Segment E opened in December 2013 between I-10 and US 290. Segment F opened in February 2016 and runs north to Highway 249. Warehouse and distribution parks have filled in near Fry Road and Telge Road since.
The retail side is just as busy. Houston Premium Outlets opened on Hempstead Road in 2008 with about 430,000 square feet of space. The Boardwalk at Towne Lake put restaurants and shops on the lake shore. Bridgeland Central is a 925 acre mixed use district with over 12 million square feet planned.
