Many Alvin garages sit on concrete poured in the early 1980s or before. Inside the city limits, the Census median year built is 1984, so about half the homes are past 40. Newer subdivisions such as Kendall Lakes and Mustang Crossing keep adding sections with fresh slabs. Alvin is named for Alvin Morgan, hired by the Santa Fe Railroad in 1872 to ship cattle. The town sits in northeast Brazoria County, southeast of Houston, and much of its housing went up decades ago.
The Census counts 12,073 housing units inside the city limits, and 6,700 are single-family detached homes. Their median year built is 1984. The 77511 ZIP code reaches well past the city limits, and its median is 1986 across 20,499 units.
Under most Houston-area slabs is clay that swells after rain and shrinks in dry spells. On a 40-year-old Alvin slab, we plan for cracks, open control joints, oil stains and old paint. We fill those cracks and joints, then diamond grind the slab down to clean concrete.
On an older Alvin slab, repair lines disappear under a full flake epoxy floor, the most common garage finish. A slab with few repairs can also take a solid color or metallic epoxy floor.
A 2023 map from Alvin's engineering department shows more than a dozen growing subdivisions. Kendall Lakes Section 11 is marked at 110 lots, and Mustang Crossing Section 7 at 104. Martha's Vineyard shows 315 lots, and Watermark shows 233 lots on 103.7 acres. Forest Heights, Bayou Point, Fairway Lakes and Midtown Park are on the map too.
The roads on that map include Bypass 35, Highway 35, FM 1462 and FM 528. A garage slab in one of these new sections has no old coating to remove. Fresh concrete must cure and give up its water first, so it gets the same test as an old slab.
On a new Alvin garage, sun through the open door can yellow plain epoxy, and a polyaspartic topcoat stays clear. The same build suits patio coatings on a back patio or porch.
In 1979, Tropical Storm Claudette brought heavy rain to Alvin. NOAA's Weather Prediction Center reports that 42 inches were measured at Alvin within a 24-hour period. That total set a new 24-hour rainfall record for the United States.
We mention it for a practical reason. In the Houston area, coatings fail most often from water vapor rising up through the concrete. Wet ground under an Alvin slab feeds that vapor, and humid air slows drying on top. So we read every Alvin slab at the estimate, and the result decides the prep.

Alvin's economy grew on farming and livestock, and on oil and petrochemicals. Plant and shop floors in that trade take spills and forklift traffic. We typically build commercial epoxy flooring 2 to 3 millimeters thick, with safety striping where needed.
