The Woodlands opened in 1974 and filled in one village at a time. The garages here show that. In ZIP 77381 the typical home dates to about 1991, so those slabs have taken decades of heat and humidity. Garages on the Creekside Park side in 77389 date to about 2010 and sit on much younger concrete.
Epoxy One is based in the Memorial area of west Houston. We have installed floor coatings across Greater Houston since 2008. The Woodlands holds about 35,000 single-family homes spread across eight villages. Grogan's Mill came first, in 1974. Creekside Park, the newest village, came last, over on the Harris County side. About half the housing here went up between 1990 and 2009.
Older village slabs have usually cracked somewhere, and many carry a coat of paint or sealer from years back. We grind all of that off to bare concrete, then fill the cracks and control joints. Newer Creekside Park slabs are flatter, but fresh concrete still needs cure time before a coating goes on.
Lots here sit under pines and hardwoods, and the township keeps more than 10,000 acres of open space. Shade keeps a slab cooler and slower to dry. Moisture coming up through the slab is the top reason coatings fail in this climate. Every job gets a moisture test, and a vapor barrier primer where the test calls for one.
Sterling Ridge and Alden Bridge sit on the west side in 77382. Carlton Woods, the gated golf section, is inside Sterling Ridge. Homes out there run large, with three-car and side-entry garages. Those are the ones people set up as gyms, workshops or a clean place to park.
Panther Creek and Cochran's Crossing hold the older middle of the community in 77381. Two-car garages are common there, and plenty still have the original bare slab. Grogan's Mill runs south from Lake Woodlands toward Sawdust Road, and College Park reaches east of I-45 into Harper's Landing.
Creekside Park covers about 3,500 acres south of Spring Creek and is the only village in Harris County. It opened in 2007 and is close to built out. Four of the region's larger custom and luxury builders built sections there. Those garages are newer, so prep runs lighter and the finish choice matters more.
Most garages here get a full flake floor. The chips hide old patches and give the surface some grip when tires bring rain in. Blends run gray, black, tan, blue and mixed colors, broadcast full across the slab as flake epoxy floors.
Garage doors on these lots take open sun for a good part of the day. A plain epoxy topcoat can yellow under that. We finish with a UV stable topcoat instead, which is where polyaspartic floor coatings earn their place. Polyaspartic also cures fast and handles high humidity, so it suits a two-day garage job.
Inside the house, some owners want the floor itself to be the feature. Metallic epoxy floors are hand-worked into marble and vein patterns, and no two come out alike. Those run about three days: one for prep, then two for coats and cure. Entries, media rooms and showpiece garages are where they land.
The township counts about 36 million square feet of commercial and institutional space. Office space accounts for 13.4 million of that, retail and hospitality for 10.6 million. Another 3.1 million square feet is technical and flex space. More than 2,100 businesses operate inside The Woodlands.
Each of those buildings wants a different floor. Restaurant and bar kitchens around Town Center, Market Street and Hughes Landing need a floor that drains and cleans. It also has to hold grip when wet. Lab and flex buildings along Research Forest Drive and Technology Forest Boulevard want a hard, chemical-resistant coating. Service bays sit along the I-45 frontage and Sawdust Road at the south end.
Parking garages and apartment common areas ask for texture more than shine. We build slip resistance in with a quartz broadcast or an aluminum oxide additive. Safety striping and walkway lines go down on plant and warehouse floors. Commercial systems usually run 2 to 3 millimeters thick. We work around service hours so the floor is closed as briefly as possible.
