Pearland grew from about 18,700 people in 1990 to more than 125,000 today. Six in ten homes here were built in 2000 or later. The rest sit on 1970s and 1980s slabs closer to Old Town and Green Tee Terrace. A fresh builder slab and a 1975 slab need different prep, so we test the concrete first.

Pearland sits on heavy Gulf Coast clay. That clay shrinks through a dry August and swells when the rain comes back. Slabs ride on it, so hairline cracks and joint movement are normal here. We fill cracks and control joints during prep, before any coating goes on.
Water is the bigger problem. A National Weather Service gauge at Clover Field in Pearland logged 34.43 inches during Hurricane Harvey. Clear Creek hit record levels across the watershed that week. Slabs that took on water keep giving it back as vapor for years.
Every estimate here starts with a moisture test on the slab. When the reading calls for it, we prime with a moisture vapor barrier before the epoxy base coat. Vapor coming up through concrete is the top reason coatings fail in this area.
Shadow Creek Ranch covers about 3,500 acres west of Highway 288, south of Beltway 8. Home sales started there in 2001, and the plan called for roughly 6,200 single family houses. Silverlake went in first, back in 1995, with about 2,500 homes along the same highway. Southern Trails followed on 523 acres, built out by five production builders.
Massey Oaks and Riverstone Ranch are the newer ones, with new homes still going up in both. Those garages come with clean slabs and no old coating to grind off. A new slab still has to cure and dry out before it takes epoxy. We check moisture on new construction the same way we check an older slab.
We install for about 200 custom home builders in the Houston area, so we plan around the other trades. Most garages here are a two day job. A polyaspartic topcoat holds up where sun comes through an open garage door. Plain epoxy can yellow in that light, so the topcoat choice matters on a west facing garage.
Homes on the 77581 side of Pearland run older. Half of them were built before 1996, and about one in four went up before 1990. Green Tee Terrace dates to 1973. Southdown and Country Place filled in from the 1970s through the 1990s, and Old Town Pearland was platted in 1894.
Older slabs come with history. We see oil staining, spalling near the door, open control joints, and old paint or sealer. Diamond grinding takes all of that off and opens the concrete profile. That profile is what lets the epoxy base grip.
A full flake floor is the usual pick on an older Pearland garage. The chip layer hides patches and small flaws that a solid color would show. It also adds grip when a wet car pulls into the garage. Solid color and metallic both work if the slab is in good shape.
The Lower Kirby district runs about 1,200 acres along Beltway 8 and Highway 288. It holds light manufacturing, research buildings, medical device plants and office space. Those floors take forklifts, carts, cleaning chemicals and heavy foot traffic. Commercial epoxy flooring there runs 2 to 3 millimeters thick, with safety striping and marked walkways.
Broadway, or FM 518, is the main east west run from Highway 288 across to Highway 35. Retail centers, clinics and restaurants line it. Restaurant and bar kitchens off Broadway need a quartz broadcast floor that drains and cleans easily. Highway 35 south of Beltway 8 carries legacy businesses and newer industrial space.
Pearland Regional Airport is home to more than 200 based aircraft. We coated the hangar floors at the Lone Star Flight Museum. A customer wrote that the museum moves 40 or more planes a month across them. Warehouses, auto shops and parking garages take the same build with an anti-slip topcoat.
