Topcoat chemistry is the other lever. A clear polyurethane topcoat is the lower cost option. Polyaspartic floor coatings cost more, cure fast, and hold their color in sunlight. National guides price polyaspartic systems at $6 to $12 per square foot installed, and metallic at $8 to $15.
Color and pattern move the number too. Solid color is the cheapest finish. A full flake floor costs more because of the flake and the heavier clear coat. Metallic takes the most hand work and the most cure time.
How do Houston conditions change the job?
Slab moisture is the big one. Most Houston homes sit on slab-on-grade foundations over Gulf Coast clay. Water vapor moves up through that concrete, and vapor is the main reason coatings peel here.
Two standard tests are used on concrete. One is a calcium chloride vapor emission test, ASTM F1869. The other is an in-situ relative humidity probe, ASTM F2170. If the reading comes back high, the floor needs a moisture barrier primer before the base coat. At $2 to $4 per square foot, that primer can add more than the color choice does. Heat and sun set the rest. Summer garage slabs run well above 90 degrees, which shortens working time and speeds the cure. Garage doors face the sun, so a UV stable topcoat keeps a clear coat from yellowing. Houston has no real freeze cycle, so the wear you plan for is hot tires and water.
Are DIY epoxy kits cheaper than a professional floor?

The gap shows up later. Published guides put water-based kits at 2 to 5 years of service. They put professional 100 percent solids or polyaspartic systems at 10 to 20 years. Kits lay down a thinner film. Most call for acid etching instead of diamond grinding, so the bond is weaker.
Kits also leave slab moisture untreated, which is the most common coating failure in Houston. Price the rentals in as well. A floor grinder runs $100 to $200 a day, and crack repair products add $100 to $150.
What should a garage floor quote spell out?
A useful quote names the square footage, the prep method, the base coat, the broadcast and the topcoat. It says what happens if the moisture test reads high. It says how many days the garage is out of use.
Ask what the finished thickness is and what the warranty covers. Two quotes that look far apart on price are often quoting different systems.
